Curb appeal is key and will make a difference as to whether people make an appointment to see your home, or drive right by. Closing Costs to Expect:
- Title insurance fees are typically paid by the buyer in both Alameda and Contra Costa Counties.
- Broker's commission is a full-service fee and will cost between 5% to 7% of the sales price.
- County transfer taxes are $1.10 per thousand of the sales price, state capital gains taxes may apply in individual cases, and some cities charge a transfer tax. These are the charges that you'll pay for the privilege of selling your home. A credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
- FHA fees and costs are now negotiable between an FHA buyer and seller.
- Home inspections fees are typically paid by the buyer.
- Home Warranty is typically provided by and paid for by the seller to cover the home for one year from close of escrow for all major systems in the home, such a appliances, electrical and plumbing.
- Miscellaneous fees can accrue from correcting problems known or noticed during the home inspection.
